We build a range of services that help professionals interact in the world of appraisals. Creating appraisals, ordering them, doing appraisals, sending and receiving appraisals.
You can use Aipraiser.com in a variety of ways to manage your privacy within our site. For example, when you sign up for an Aipraiser.com Account as a user or manager, be it a lender, AMC, individual or Appraiser. You can search for appraisers, search for AMC's or lenders who already are signed up with Aipraiser.com. You can pay for appraisal services through Aipraiser.com. You will be providing sensitive information such as your name, email address, license numbers, UBI, and AMC License numbers when applicable. Certain users will have to provide Social security numbers or UBI as well as W-9 forms in order to receive payments through Aipriaser.com.

We want you to understand the types of information we collect in order to use our services to their fullest extent.
We collect information to provide better services to all our users like which language you speak, to more complex things like which appraisers are on your AMC panel or lender approved list. The information Aipraiser.com collects, and how that information is used, depends on how you use our services what level of user you may be, and provide areas in our site that let you manage your privacy controls.
When you’re not signed in to your Aipraiser.com account, we store the information we collect with unique identifiers tied to your user name, encrypted password, and previous information mentioned above.
When you have an account with Aipraiser.com, we treat any and all information necessary to use Aipriaser.com as we would our own personal information and is kept private between you, the user, and Aipraiser.com.
Things you create or provide to us for delivery to your clients or vendors.
When you create an Aipraiser.com Account, you will provide us with some personal information. This information includes your name and password, your phone number, email address, payment information, Social Security numbers, UBI numbers, Professional License numbers, and AMC state registration numbers as well as W-9 or 1099 forms where applicable. One user name and password is required per user whether you are the sole user in your business or you are part of a large company with thousands of users on Aipraiser.com.
We also collect the content you create, upload, or receive from others when using our services. This includes information like payment confirmations notes, communications, uploads or downloads of any file type, such as photos, notes, PDF, JPG, XML, ENV, or any other format needed to communicate the results of an appraisal assignment from the appraiser to the clients be it a bank, AMC or another private individual. Information concerning an appraisal will be stored on our systems for a minimum of 7 years. This allows full compliance with the record-keeping rule for appraisers to have a safe place to electronically store all their files for such purposes. Aipraiser.com reserves the right to delete any file over 7 years old from the system. If you had not saved the information before its deletion, this is to serve as a warning the 7-year limit on all files is our policy, then they are deleted. If you ask to retrieve files over 7 years old, we are not responsible for the lost information as you as the user had 7 years to save this file on your own devices.
Other information we may need to collect includes unique identifiers, browser type and settings, device type and settings, operating system in order to provide crash reports, system activity, and the date, time, and referrer URL of such requests.
The activity you create while using Aipraiser.com
We collect information about your activity in our services, which we use to do things like recommend appraisers, lenders, or AMC's to complete appraisal assignments through Aipraiser.com Signing on will create a log of your activity and any saved information and files. These are necessary in order to complete services through Aipraiser.com
Aipriaser.com will not sell or give any information you provide during the use of Aipraiser.com to third parties. Any user who has logged in and has an account with Aipraiser.com will be able to find your information in order to solicit appraisal services, be it an individual, lender, or AMC looking for an appraiser to complete an assignment or an appraiser searching for more business finding lenders or AMC's to sign up with. Appraiser information such as name, phone number, email address, and current license number is available for all users to see in order to contact you for an appraisal assignment. E&O insurance will be available to view for lending and AMC clients only unless as an appraiser you want to show your E&O to all users. Lenders and AMC's have visible their names, phone numbers, emails, locations, and AMC license numbers for all appraisers to view.
Purchase activity
Using the Aipraiser.com website you may pay for appraisal services in bulk or one at a time. You may also use the website to pay the required monthly dues in order to use Aipraiser.com through our website. Making payments for appraisals will ensure the appraisers get their payments for the appraisal assignments they perform. In some cases, payments may be through third-party websites such as PayPal, Stripe, Amazon Pay, Apple Pay, Square, Dwolla, Zelle as well as ACH bank transfers or bank bill pay services. These and other options are here to allow you many different ways to pay your Appraisers and our monthly fees for being a member of Aipraiser.com. Direct credit card payments will incur a 3.0% charge.
If you use our services to make and receive calls or send and receive messages, we may keep track of all communications between you and your client or you and your vendor. All communication will be kept onsite for all users for particular files for a minimum of 6 months. If you wish to keep your notes on Aipriaser.com for longer than 6 months including communications there will be a small charge per file. To save additional costs, any documents and communication should be saved on your computer. We do offer services of Appraisal Record-Keeping for appraiser users for a period of 7 years in order to comply with USPAP guidelines for recordkeeping. Additional charges for this service may apply.
You can explore all your appraisal files and communications easily online with Aipraiser.com. After 2 months if an assignment is not yet paid, the user is in violation of terms of paying for an appraisal, the account in violation for non-payments will be placed on hold until all past due payments have been brought up to date.
Location: Aipraiser.com may ask for your location as an Appraiser, individual, Bank, or AMC
Aipraiser.com may in some circumstances, collect data about you from publicly accessible sources. For example, if you are an appraiser, your license is publicly viewable from searches from your state appraiser board. Your license number may also be found on the Appraisal Institutes list of appraisers which includes your license number, address, name, and in some cases your phone number and email address. Appraiser.com may use this information to verify your login credentials as a certified, general, licensed, or trainee appraiser. As an AMC the state board for AMC users may have your information as to your AMC license number, phone number or email address. This information would be used to verify your login as an AMC. As a lender, Aipraiser.com would be able to confirm your UBI numbers or state registration numbers as a member of Aipraiser.com.
Why Aipraiser.com collects your data. We use your data to build better services for you.
We use the information we collect and feedback from users to continually improve the services and use of Aipraiser.com for all users, appraisers, AMC's, lenders, and other individuals.
We use your information to provide services. In order to make Aipraiser.com be a better service to all involved in the appraisal process, the needed and complete information needed to sign up with Aipraiser.com and to be able to verify that information from public sources assures that all legitimate companies involved in the appraisal process can use our services. Any information that is found to be false would prohibit a user from using Aipraiser.com until those issues are resolved. It is also used to deny services from those who provide false information as those providing such information are likely to provide or request fraudulent appraisal services, which we want to avoid at all costs.
We also use your information to ensure our services are working as intended, such as proving for or requesting appraisal services from any verified vendor.
Developing other services
We use the information we collect in existing services to help us develop new ones. For example, appraisal data that is stored on Aipraiser.com, any publicly available data within an appraisal can be used for future intended services to give back to all Aipraisal.com users on a pay-per-month service. Data such as subject and comparable GLA, views, locations, style, quality of construction, condition, room counts, bedroom count and bathroom count above and below grade, functional utility, energy-efficient items, fencing, fireplace count, garage and carport count, and other features. Aipraiser.com can use this publicly available information to provide future services to appraisers as this collected data can be an advantage to Aipraiser.com users for future services to be provided to appraiser users by Aipraiser.com. Any private information in any appraisal report we have will be kept confidential, including data in the appraisal indicating client, user, lender, or any other private information between the appraiser’s report and their intended user/client. We use the information in reports to customize these intended services for you, including recommendations for comparables, adjustments for comparables features versus any subject property. Future services will include data collected by appraisals going through Aipraiser.com a new and better way to fill out your reports as an appraiser. Services will include a database of comparable and subject publicly attainable features. Adjustment recommendations for differences between any subject property and a comparable in the database. Adjustment commentary is necessary for those adjustments, and commentary is needed to explain the comparables and why they were used in an appraisal report. These and other future services are intended to save appraisers time in completing their reports, making it possible to increase the number of appraisals any one appraiser can complete in one week, or just have more free time to be with family during the week.
Aipraiser.com collects information to measure performance. Data provided to Aipraiser.com will also allow those receiving appraisals to determine performance metrics for appraisers. Items such as timelines to complete an appraisal allow AMC and lenders to determine which appraisers are early to turn in reports versus those who turn them in on time or those that are late. The number of requested revisions allow an AMC or lending client to determine those appraisers who turn in appraisals with no errors, or those with many errors to help determine better appraisers versus those that are just average or below average. This will allow lenders and AMC's to better determine appraisers who fulfill appraisal assignments and would be able to better select appraisers that provide excellent appraisal reports versus those who provide less than average reports.
Aipraiser.com may use information we collect, like your email address, to interact with you directly. For example, we may send you a notification if we detect suspicious activity, like an attempt to sign in to Aipraiser.com from an unusual location. We may also inform about upcoming changes or improvements to our services. When you contact us at Aipraiser.com and request an issue be resolved, we will do our best to accommodate this fix so that all users can benefit from any possible flaw in our services.
Aipraiser.com will protect your information as a user of Aipraiser.com and the public. We use your information to help improve the safety and reliability of our services. This includes detecting, preventing, and responding to fraud, abuse, security risks, and technical issues that could harm Aipraiser.com or our users, or the public. If other users already have your email address or other information that identifies you, we may show them your publicly visible Aipraiser.com information, such as your name, email address, phone number and any photo you upload to your profile. This helps people identify a phone call or email coming from you to your client or vendor.
Managing, reviewing, and updating your information
When you’re signed in, you can always review and update information by visiting the services you use. For example you can update your photo profile at any time. You can update your license, UBI number or E&O insurance as needed to update expiring documents. Once these items have been updated, they will be immediately available for other users to verify that all your information is up to date and that you can legally perform appraisal services through Aipraiser.com. It may be necessary to attain background checks as many AMC's and lenders require these to be able to continue services as an appraiser to those types of clients. Being a member of Aipraiser.com, your uploaded background check will be available to all other users who use your appraisal services through Aipraiser.com. One background check will be sufficient for all users as the background check will be publicly available in your profile.
You can update your personal information at any time in order to properly manage your contact information, such as your name, email, and phone number when necessary.
Export your data: Aipraiser.com reserves the right and encourages lenders, AMC's and individual users receiving appraisals to save appraisals created by appraisers and stored on Aipraiser.com servers. Once saved the intended user of the appraisal may then distribute, electronically or printed to anyone they deem necessary in order to fulfill the appraisal services to clients. This includes the lender or AMC providing a copy of the appraisal report to the owner or borrower of the home being appraised as it is the right of the owner or buyer of a home to receive a copy of the appraisal through the lender in most all states.
In order to delete your information in Aipraiser.com, you would simply request to not be a member of Aipraiser.com. For whatever reason you no longer need the services of Aipraiser.com, your account can be deleted from our servers. This would include your name, address, phone number and all other pertinent information that was needed in order for you to be a member of Aipraiser.com in the first place. Some information may remain on our servers until you have either fully paid for appraisal services or have been fully paid for providing appraisal services. Documents remaining in our system when you as a user no longer need the services of Aipraiser.com include appraisal reports, correspondence documents and notes will remain as either the appraiser, lender, AMC or any other client may need the documents once another member is no longer with Aipraiser.com.
When deleting your account as an individual, you would already have manager rights to your account and would be able to delete your account with Aipraiser.com for any reason necessary. As a manager of a larger company with more than 2 users, you will be able to delete users within your own company as employees come and go. With manager rights comes a responsibility to invite a new user to Aipraiser.com. When that user is no longer with the company it is the managers responsibility to delete the employees account with Aipraiser.com when that employee no longer works for your company. As a manager you also have the rights to delete your own account or other manager accounts due to similar reasons of you as a manager no longer working for the company you worked for that required the use of Aipraiser.com
In using Aipraiser.com, Lenders, AMC's and other individuals in need of an appraisal through Aipraiser.com you will be providing personal information about lenders and AMC's as well as homeowners and buyers in terms of the appraisal report itself. Aipraiser.com will ensure the security of this information and will not be used for any other purpose for which it was intended. Identifying information within an appraisal such as the client, lender, etc. that would violate privacy laws concerning appraisal reports will never be used or released to parties other than involved with any one specific appraisal service transaction.
Accounts may be linked in terms of having many users within the same company be able to access any appraisal order at any time. This linking is in order to provide your clients with better service as anyone within a company having access to an appraisal file, can attend to the appraisal when the person setting up the file is not in the office when queries from other parties involved are made. Aipraiser.com is not responsible for the misuse of the private information of appraisal reports from users of Aipriaser.com.
Delete your account from Aipraiser.com
If you decide to delete your account for any reason whatsoever, your uploaded appraisals, photos and other communication will remain on our site for your clients or vendors to access as needed. Deleting data from appraiser.com is not allowed, it will automatically purge after a period of time.
Using Aipraiser.com. Aipraiser.com is specifically designed and to be used for ordering, tracking, communicating and uploading appraisals for homes, businesses for all real estate properties. Aipraiser.com is not to be used as a political platform. Any and all political platform notes, propaganda, influence will be dealt with first with a warning not to continue. Second and subsequent offences will result in a $1,000 fine for each individual violation for trying to use our platform for political gains or other political purposes endorsing or defaming a particular political candidate or party. There are other platforms that welcome these types of discussions, Aipraiser.com is not one of these forums.
Inactive accounts can only be restored by contacting Aipraiser.com in cases where you are a sole user of Aipraiser.com for your business or by your manager for the company you work for in cases where you have worked for a company that has a manager. Account managers will still be able to access information, notes and appraisal and other uploaded files from the individual that was deleted. Deletion from Aipraiser.com is technically more of an inactivation of the account which still allows others to access the information, notes, and appraisal files in the absence of the user account that was deleted.
Browsers: Appraiser has been tested to work with most all web browsers and are confirmed to work with Microsoft Edge, Google Chrome, Chrome Canary, Comodo Ice Dragon, Firefox, Opera, Sea Monkey and Avast Secure Browser to name a few.
SHARING YOUR INFORMATION
When you share your information
Many of our services let you share information with other people, and you have control over how you share. For example, you are communicating appraisal information, schedules, updates and appraisal files with your client or appraiser vendor, you may communicate anything pertaining to the appraisal business for the ordered appraisal from banks or AMCs to appraisers and vice versa. Once information is posted, it is the responsibility of the person posting to follow the rules of Aipraiser.com set forth in these terms.
When you’re signed in and communicate with Aipraiser.com like leaving comments or feedback to Aipraiser.com@gmail or on the Aipraiser.com website, it is the responsibility of those submitting communications via Aipraiser.com to follow the rules of this terms and condition document and to use Aipraiser.com solely for business purposes of ordering, soliciting tracking, uploading and paying for appraisal services with Aipraiser.com. Other uses of Aipraiser.com will not be tolerated and will result in the deletion of accounts and material as deemed inappropriate when using Aipraiser.com. Aipraiser.com reserves the right to determine whether or not any communication is inappropriate for Aipraiser.com and will be addressed accordingly. Aipraiser.com is specifically for use for professionals within the business of providing or ordering appraisals, so lets keep things professional.
When Aipraiser.com shares your information
We do not share your personal information with companies, organizations, or individuals outside of Aipraiser.com except in the following cases:

For example, if you use Aipraiser.com to order appraisals, any appraiser you wish to send an invitation to will can receive invitations through Aipraiser.com to join Aipraiser.com in order to properly communicate appraisal services from beginning to end between clients and vendors. Your information will be shared with vendors if you are an appraiser inviting your clients to use Aipraiser.com. The information shared in these cases will be limited to your Name, Phone number, business name if applicable, Phone Number, and Email address.

We will share personal information outside of Aipraiser.com if we have a good-faith belief that access, use, preservation, or disclosure of the information is reasonably necessary to:

Aipraiser.com data retention periods, for appraisal files is a maximum of 7 years which is most states period of time required for appraisers to keep files of their appraisals. This helps appraisers in the case of being investigated for a particular or set of appraisals once a contract has begun between any appraiser and Aipraiser.com in order to assist appraisers with the record-keeping rule set forth in USPAP.
Research and development: Aipraiser.com uses information to improve our services and to develop new products, features, and technologies that benefit our users and the public. For example, we use feedback from all users in order to improve the usability and features built in Aipraiser.com. We reserve the rights to use or reject any idea and incorporate any used ideas into Aipraiser.com products and services.
Advertising: Aipraiser.com will not tolerate any advertising on the website by any user. Solicitations for products or services not pertaining to Aipraiser.com or the appraisal business will not be tolerated. As with political statements or rhetoric, advertising in Aipraiser.com is prohibited. The first offence will be a warning to cease, second and consecutive offences will incur a $1,000 fine and possible removal from Aipraiser.com as a user. At some time Aipraiser.com may or may not allow advertising, and must be communicated and will be a paid service if Aipraiser.com ever allows advertising within our website.
